Booking now, priced by measured lawn size

Fall Specials

September through November is when a Northern Virginia lawn either recovers from summer or goes into winter thin. These are the jobs we book most this time of year, with the price set by measured turf area so you know the number before we arrive.

Special 01

Fall Route Special: Aeration + Overseeding

One core-aeration pass and one overseeding application with a turf-type tall fescue blend suited to Virginia clay. The single best thing you can do for a thin or compacted lawn before winter.

Lawn sizeAeration + overseedingWith granular fertilizer
Up to 5,000 sq ft$299$374
5,001 to 10,000 sq ft$499$609
10,001 to 20,000 sq ft$949$1,129
  • Core aeration across the full treated lawn
  • Overseeding with a quality turf-type tall fescue blend
  • Hard-surface cleanup before we leave
  • Written watering and mowing instructions

From $299 for lawns up to 5,000 sq ft

Granular fertilizer add-on: $75, $110 or $180 by lawn size, applied on the same visit.

Priced on measured turf, excluding house, driveway, patios and beds. Over 20,000 sq ft is a measured custom quote. Seeding is accepted while soil and weather still allow establishment; we will tell you if your site is better served by cleanup and winter prep. Bare-ground renovation, heavy thatch, topdressing and leaf clearance are quoted separately.

Special 02

Leaf Cleanup

Leaves left on turf through winter smother the grass you just paid to seed. One visit clears the lawn, accessible beds and hard surfaces.

  • Light cleanup: up to 5,000 sq ft, dry light coverage, $120 to $180 per visit
  • Moderate cleanup: up to 10,000 sq ft, lawn plus beds and hard surfaces, $180 to $270 per visit
  • Heavy or wooded lots: $270 and up after a site look
  • Three-visit plan available at the same written scope each visit

From $120 per visit

On-site mulching or disposal where suitable and agreed; haul-off from $75 per small load. Wet, matted leaves and deep beds need a time estimate first.
